Chatham Glenn

A small neighborhood of newer single-family homes off Seaside Road, set around ponds between Sunset Beach and Ocean Isle Beach. Realstar Homes started it, Lennar finished it, and the two builders left behind two very different families of floor plans. Here is how it came together, what each builder built, and what to know before you make an offer.

Chatham Glenn is built for the kind of week people move here for: a morning walk to the beach at Sunset before the parking lots fill, groceries on the way home from Sunset Commons, an afternoon at the neighborhood pool, and an evening on a screened porch looking out over the pond.

“I wanted to create these Community Guides because every neighborhood along our coast has its own personality, history, and little details that you simply can't see in a listing search. Over the past 20 years, I've worked with many of the builders who helped bring these communities to life, and I've watched them grow from the ground up. Along the way, I've had the privilege of welcoming so many people home here. These guides are my way of sharing what makes each community different, what makes them special, and why so many people are proud to call them home.”

Before the floor plans

Close enough to the beach to make it routine

Curving intersection lined with palms and single-story homes beside a Chatham Glenn street sign
The green street sign says it all. Palms at the corners, porches facing the curve, and nobody passing through who doesn’t live here.

There's a particular kind of ease to living a few miles inland from the beach. You aren't fighting summer traffic to get home, you aren't paying island insurance, and yet the sand at Sunset Beach is close enough that a sunrise walk doesn't take any planning at all.

That's the rhythm Chatham Glenn was built for. Mostly single-story homes, many with sunrooms or screened porches facing a pond or a stand of pines, on quiet streets that end in cul-de-sacs. Nobody drives through here unless they live here.

It's the kind of place where the best part of the day often happens on the back of the house.

How the neighborhood got here

Two builders, one neighborhood

Most subdivisions on this coast carry one builder's fingerprints from the first house to the last. Chatham Glenn carries two. If you've seen it listed as "by Realstar Homes" on one site and "by Lennar" on another, both are right — they're describing different chapters.

Stone accents, a covered porch and a three-car garage. Realstar’s option list let buyers build homes like this one, which is why two houses on the same plan can look so different.
  1. 2017

    Realstar Homes opens Chatham Glenn

Realstar Homes, a privately held Myrtle Beach builder led by Gilford Edwards and Ralph Teal, opened the community with a Magnolia model on a pond lot. Realstar Management brought in McKim & Creed to plan and engineer the amenity area, so the pool and clubhouse were designed as part of the neighborhood rather than added later.

  2. 2019–20

Phase 2 and the option-rich years

Realstar sold its second phase with Magnolia, Liberty, Patriot, Palmetto, Cypress and other plans. Buyers chose from a long options list — sunrooms, screened porches, bonus rooms, gourmet kitchens, fireplaces, even three-car garages — and Realstar had its homes HERS-rated for energy performance.

  3. 2021

    Lennar acquires Realstar

Lennar bought Realstar Homes outright. Realstar's principals stayed on through a joint venture to keep supplying Lennar with land and lots in the region, and Chatham Glenn moved into Lennar's Carolinas division mid-stream.

  4. 2022–23

    Lennar finishes the job

Lennar completed the Realstar homes already in progress — several Liberty plans were sold as showcase homes — then opened about 40 new homesites, mostly along Bourne Drive, with its own national plans. By the end of summer 2023 it was closing out its last houses.

  5. Today

    A resale neighborhood

The builder sales office is gone. Every home for sale in Chatham Glenn now is a resale, most of them between three and nine years old.

That history is why two houses of the same size can feel so different here. A Realstar home was usually built to order from a menu of options. A Lennar home came with a set feature package. Knowing which one you're standing in is the first thing that should shape the price.

The entrance off Seaside Road. Stone pillars, the fleur-de-lis sign and a flower bed that somebody clearly cares about.

A little bit of Cape Cod on the Carolina coast

Drive the streets and you'll notice something. Bourne, Brewster, Eastham, Falmouth, Mashpee, Teaticket — every one is a Cape Cod town or village. And Chatham, the name on the sign, sits at the elbow of the Cape.

Whether it was a developer's wink or a happy coincidence, it gives the neighborhood a quiet identity of its own. It also makes life easier for anyone house-hunting online: see one of those street names with an Ocean Isle Beach address, and you're almost certainly looking at Chatham Glenn.

For the many buyers who come here from New England, it's a small, unexpected bit of home.

A finished neighborhood, two builders to choose from

There is no builder left to buy from here, so the shopping question changes. It isn't which phase or which lot. It's whose house you want: a Realstar home built from an options menu, or a newer Lennar home with its features already packaged in. Pick the one that fits and I'll send you live listings.

Let me clear up the misconception that costs buyers the most time. Several national portals still show Chatham Glenn as new construction — Lennar quick move-ins, buildable plans and 2021–2023 starting prices. None of that is available anymore.

What you will find is a complete, settled neighborhood with a resale market that moves between two different product lines. What follows is how I'd sort it if you were sitting across from me at my Calabash office. Each path has its own live search attached.

The right choice here is usually not about square footage. Most homes live between about 1,450 and 2,350 square feet. The real decision is what's off the back of the house: a sunroom, a screened porch, a pond, or a fence line. In Chatham Glenn, that's where the value hides.

Realstar-built homes

2017 – 2022

These are the homes from the original builder, and most of the neighborhood. Realstar sold from a short list of open plans — the Magnolia, Liberty, Hickory and others — and then let buyers load them up. Sunrooms, extended screened porches, bonus rooms over the garage, corner gas fireplaces, cathedral ceilings and the occasional three-car garage all show up in resale listings.

That flexibility is exactly why these homes need careful pricing. Two Magnolias on the same street can be very different houses once you account for what the first owner chose. A listing that just says "Magnolia, 3 bed, 2 bath" isn't telling you the whole story.

If you want a little more character and a home that was built around how someone actually wanted to live, this is where to look.

Lennar-built homes

2022 – 2023

The newest houses in Chatham Glenn, mostly along Bourne Drive. Lennar built its national plans here — the Dover, Harrisburg, Hartford, Columbia and Concord — using its "Everything's Included" approach, so the features came as a package rather than a menu.

For a lot of buyers that's a plus. These homes are younger, often still carry part of a builder warranty, and the larger two-story plans offer bedroom counts Realstar didn't. If you need five bedrooms under $400,000 within ten minutes of the beach, this is one of the few places in southern Brunswick County to find them.

Single-story homes

Most of the inventory

Whichever builder you prefer, most of Chatham Glenn is one level. The Magnolia, Liberty and Hickory from Realstar and the Dover, Harrisburg and Hartford from Lennar are all single-story, with three or four bedrooms and the owner's suite on the main floor.

Not every home announces its builder from the street, and from the curb many of them look alike. That’s why I check the plan and permit record before we talk price.

For retirees and second-home buyers planning to stay a long time, this is the search to start with. Slab foundations mean few or no steps at the front door, and a four-bedroom single-story gives you a guest room, an office and a craft room without a staircase in the picture.

Which Chatham Glenn home fits you?

Most buyers know the answer to this before they know the floor plan. Pick the one that sounds like your situation and I'll open the live search on it.

Names you'll see in the listings

The floor plans, and what they actually give you

Because two builders worked here, Chatham Glenn has two plan libraries. These are plan names that appear in builder and listing records, with sizes as published. Realstar plans were often customized, so treat their numbers as starting points rather than specs.

The better question is how you expect to live in it. A Magnolia with a sunroom and screened porch may serve a couple better than a larger two-story. A four-bedroom Liberty or Harrisburg handles visiting family without anyone climbing stairs.

Realstar's signature was the open, single-story plan with vaulted or cathedral ceilings in the family room and a kitchen island facing it. Lennar's plans tend toward split-bedroom layouts, with the secondary bedrooms up front and the owner's suite at the back.

Walk any street here and you’ll see both approaches side by side: open single-story plans next to homes with a second-floor bonus room tucked under the roofline.

If you're comparing two listings, ask for the builder and the plan name first. That single detail tells me more about a home's value than its square footage does.

What you actually get to use

The pool, the clubhouse, and the ponds out back

The amenity here is sized for a small neighborhood, not a resort, and the dues reflect that. It's the place the neighborhood sees itself in summer.

Chatham Glenn community pool with paver deck, lounge chairs and wooded backdrop under a bright sun
The community pool, with a paver deck, plenty of loungers and pines along the back fence.

The pool sits beside a clubhouse with gathering space for neighborhood get-togethers and a screened lounge area — a smart choice on the Carolina coast, where a summer evening outdoors usually means negotiating with the mosquitoes.

Covered porch of the Chatham Glenn pool house with stone column bases beside the patio tables
The pool house porch, with tables in the sun or seats in the shade. Someone strung lights along the roofline for the Fourth.

A playground nearby makes the amenity center a stop for families and for grandparents with visitors.

Ponds run through the neighborhood, and a good number of homes back to the water. Some cul-de-sac homes face open common area instead of another house, including one stretch of roughly three-quarters of an acre.

For buyers coming from somewhere colder, notice how much of life here happens on the back of the house. A pond view from a screened porch gets used nine or ten months of the year.

Picture an ordinary summer weekday here: an early beach walk at Sunset, coffee on the screened porch, errands at Sunset Commons before the traffic, the pool after lunch, and supper at a Calabash seafood house ten minutes away.

Outdoor pool

Clubhouse

Gathering space for neighborhood events and private get-togethers.

Screened lounge

A covered, screened area for evenings outdoors without the bugs.

Playground

At the amenity center, handy for families and visiting grandkids.

Ponds

Water views behind many homes, and a natural backdrop for the neighborhood.

Cul-de-sac streets

Short courts off the main street keep traffic to residents and their guests.

The question everyone asks second

What the dues cover — and what to ask for

Recent listings show dues of about $1,440 a year, roughly $120 a month. Older Lennar marketing showed a lower monthly figure, so don't rely on a portal's number. I pull the current figure for every buyer.

For a neighborhood with a pool and clubhouse ten minutes from the beach, that is modest. It's one of the reasons Chatham Glenn has stayed popular with first-time coastal buyers.

What the dues support

  • Pool and clubhouse
  • Screened lounge and playground
  • Ponds and common areas
  • Entrance and landscaping at the front

What owners handle

  • Their own lawn and landscaping
  • Home exterior, roof and paint
  • Fences and owner-added improvements
  • Homeowners and flood insurance on the dwelling
  • Pest and termite contracts

Ask for before you offer

  • Current dues and the budget
  • Transfer or working-capital fee at closing
  • Any pending special assessment
  • Rental and lease rules
  • Fence, shed, boat and RV rules
  • Architectural approval process

I haven't summarized the recorded covenants here because I'd rather put the current documents in front of you than quote a rule that's since been amended. Ask and I'll send them.

Getting around

Between the two beaches, right off Seaside Road

Chatham Glenn is entered from NC 904, Seaside Road, about two miles from US 17. From 17, turn toward the beaches at the McDonald's and look for the entrance just before the bank at Sunset Commons. From NC 179, turn onto 904 and take the first right at the bank.

That puts groceries, a pharmacy and restaurants a few minutes away, and both beaches within an easy drive. You choose the beach by mood, not by distance.

Two beaches, your choice

Most coastal neighborhoods attach you to one beach town. Chatham Glenn gives you two.

Some mornings it's Sunset Beach, quieter and wilder, with a walk out toward Bird Island. Other days it's Ocean Isle, with the pier and the summer concerts at the park. And on the evenings when you'd rather stay put, there's the pool, the pond and your own porch.

That's what living a few miles inland gets you. All the reasons you came to the coast are close by, and none of the summer traffic is on your street.

Straight answers

What the national sites get wrong about Chatham Glenn

I check these portals because my buyers read them first. Here is where the record needs correcting.

"New homes from Lennar, starting in the high $200s."

Not anymore. That's 2022–2023 sales copy. Lennar has closed out, and the quick move-ins and buildable plans still showing on some portals don't exist. Every home here is a resale. Ask me for current numbers.

"It's a 55+ community near Ocean Ridge."

No. Chatham Glenn has no age restriction. The 55+ tag belongs to retirement-directory listings for Ocean Ridge Plantation, a separate neighborhood next door.

"Golf community."

Golf nearby, not golf included. Ocean Ridge's courses are next door, but Chatham Glenn owners don't get access through their dues. The amenity here is the pool and clubhouse.

"Located in Ocean Isle Beach."

Mailing address, not the island. Homes use an Ocean Isle Beach 28469 address, but the neighborhood is inland on Seaside Road, closer to Sunset Beach than to the Ocean Isle causeway. A mailing address doesn't set town limits, so I check the county record for jurisdiction and tax rate on every address.

"About 79 homes."

Bigger than that. At least one commercial area map uses that figure, but lot numbers in the Lennar section run past 140. Plan on a larger neighborhood than the map suggests.

"Chatham Glenn by Realstar" and "Chatham Glenn by Lennar" are different places.

Same place. Lennar acquired Realstar Homes in 2021 and finished the community. Both names describe the same streets and the same association.

Questions I get about Chatham Glenn

Who tends to like Chatham Glenn most?

Buyers who want a newer, mostly single-story home within ten minutes of the beach at a price that still works, with a pool and clubhouse but without golf-community dues. It suits second-home buyers, retirees, and families who need four or five bedrooms. If you want acreage, a golf membership or water access by boat, I'll tell you plainly and point you somewhere else.

Who built Chatham Glenn?

Realstar Homes, a Myrtle Beach-based builder, started Chatham Glenn around 2017 and built most of its early phases. Lennar acquired Realstar in 2021, finished Realstar homes already in progress, and then built the final section along Bourne Drive with its own floor plans through about 2023.

Is Chatham Glenn a 55+ community?

No. It is an all-ages neighborhood with no age restriction. Ocean Ridge Plantation next door is a separate community, and its golf and amenities are not part of Chatham Glenn.

Can I still buy new construction here?

No. Both Realstar Homes and Lennar have closed out, so homes come up for sale as resales. Most were built between 2017 and 2023, and some of the newest may still have part of a builder warranty left. Ask me to check on a specific home.

How far is it from the beach?

Roughly five miles to Sunset Beach and ten to Ocean Isle Beach, so about 10 to 15 minutes depending on which beach and the season. You're inland, which matters for both price and insurance.

What are the HOA dues?

Recent listing data shows about $1,440 a year. Dues change with the budget, so I pull the current figure, any transfer fee and the governing documents for every buyer rather than quoting a number that may be out of date.

Is Chatham Glenn inside the Town of Ocean Isle Beach?

It uses an Ocean Isle Beach 28469 mailing address, but the neighborhood sits inland off NC 904 near Sunset Commons, closer to Sunset Beach. A mailing address doesn't set town limits, so check the Brunswick County GIS record for a specific address to confirm its jurisdiction and taxes.

How do I tell a Realstar home from a Lennar home?

Start with the plan name in the listing. Magnolia, Liberty, Hickory, Freedom, Arlington, Patriot, Palmetto and Cypress are Realstar plans; Dover, Harrisburg, Hartford, Columbia, Concord and Providence are Lennar. The year built and the street help too — most of the Lennar homes are on Bourne Drive and date from 2022 or 2023. Send me the address and I'll confirm it.

How's the resale market here?

I publish a branded market snapshot covering absorption rate, days on market and closed price trends. Ask me for the current edition for Chatham Glenn — it's free and there's no obligation attached.

Finding your place at Chatham Glenn

Every buyer arrives at the coast with a different picture of what home should feel like.

For some, it's a sunroom looking out over a pond and a beach close enough to visit on a whim. For others, it's enough bedrooms for the whole family at Thanksgiving, a pool the grandkids can walk to, and a monthly budget that still leaves room for dinner out.

What I appreciate about neighborhoods like Chatham Glenn is how much of the coastal life they deliver without asking you to stretch for it. The beach, the restaurants, the shopping — it's all close, and the home you come back to is newer and easier to care for than most.

After more than 20 years working in the Brunswick County housing market, I've learned that helping someone find the right community is just as important as finding the right house. My goal is to help you understand both — so when you finally turn the key, you feel confident you've found a place that truly fits the life you came here to enjoy.

Thinking about Chatham Glenn?

If you've found an address you're considering — even one on Zillow, Realtor.com or another agent's site — send it to me before you make an offer. I'll tell you which builder put it up, which plan and options it has, what's behind it, and what the recent sales say it's worth. No obligation.
